Q: How Have We Adapted to Changes in the Home Buying Process?

Here’s what the new normal looks like for buyers and sellers.

Just like everywhere else, the effects of the coronavirus are being felt in the Central New York real estate market. According to the Greater Syracuse Association of Realtors, new listings dropped 30% during March, pending sales decreased 42%, and inventory shrank 10%.

The good news is, homes are still selling, and I recently had the pleasure of appearing on CNY Central to showcase how we Realtors are going virtual to help buyers and sellers.

As I said during the segment, I’m excited about creating this new normal. All we have to do is adapt. It’s a little more difficult, but we just have to get creative and understand the technology involved. We’ve sold homes virtually before for clients moving from overseas. That was the exception, but now it’s become the norm.

If you plan on buying or selling soon, there are certain changes to the home purchasing process you need to know about. For example, real estate agents aren’t allowed to host open houses anymore. The seller does that now, and buyers have to tour the home alone, although they can FaceTime with their agent during their walk-through if they like.

If you’re hesitant about buying or selling, you can still do so safely because we take all necessary precautions to keep homes sanitized. On our team, we provide buyers with masks and gloves, and we’ve partnered with Stanley Steamer to clean homes after the closing so buyers can enter a fully sanitized house. At 2:19 in the video above, you can see a clip of me conducting a virtual open house for a Jamesville home that’s on the market.

If you have questions about how we agents are adapting to the market or what other changes to the home buying process you need to be aware of, don’t hesitate to reach out to me. I’m here to help.
